The magnificent Canyons at De Beque Ranch is a unique combination of three fine ranches with varying elevations and stunning varieties of topography, vegetative cover, and views.
The Canyons at De Beque Ranch is 1000 + acres, currently on large lot configurations, surrounded by Bureau of Land Management (BLM) lands, it’s folds covered with aspen and junipers, encompassing mesas and incredible canyons.
The 525 + acre Blue Stone Ridge Ranch, part of the Canyons at De Beque Ranch, is a unique mixture of 51% historical preservation, ranch, agricultural and wild lands resource enhancement and protection, and 49% Planned Unit Development (PUD) concepts applied to interspersed tracts of varying concentrated residential and commercial product types. Blue Stone Ridge Ranch East, at about 187 acres backs to, or contains fantastic high desert rock formations and huge mesa toes. Again, 50% of Blue Stone Ridge Ranch East is preserved in perpetuity, and surrounds carefully located residential tracts.
The PUD areas on Blue Stone Ridge Ranch and Blue Stone Ridge Ranch East are carefully situated to minimize external and internal impacts, and preserve view corridors and skylines. As with the Canyons at De Beque and Blue Stone Ridge Ranches, Blue Stone Ridge Ranch East integrates natural features, invaluable protected farm and ranch land, and extensive elk and deer migration and feeding corridors.
The purpose of Blue Stone Ridge Ranch and Blue Stone Ridge Ranch East is to afford to the average working family household, or individual a well conceived, thoughtfully planned and protected ranch flavor neighborhood reasonably priced for the intended market. This approach is unlike that taken by undertakings along the I-70 corridor. The Blue Stone Ridge Ranch community intends to offer to this market segment quality attributes usually found only in much more expensive neighborhoods. Blue Stone also serves the very important purpose of setting the tone for quality and conscientious development, carefully surrounded by perpetually preserved upland mountain range and real working ranch lands blended with respect for resources, history, and ranch and agricultural lands. It is hoped that Blue Stone Ridge Ranch will serve as a model for future development within the Town of De Beque, which, due to Blue Stone’s unique size and geographic location in the valley, could be definitional for the town. As a recent article in the Grand Junction Sentinel concluded, “Reid Rosenthal, likewise, has a long history of development in the West...what he has envisioned for the Canyons at De Beque Ranch is truly a first-class development, one that maintains the rural character of the land and at the same time provides quality homes and business opportunities for everyone — new and old residents alike — who live in eastern Mesa County. Development practices of the past would typically create significant human footprints, spreading relatively low density single family lots across the entire property. This practice destroys large acreages of historic irrigated ranch land and important wildlife habitat. If this planning view were taken by Canyons at De Beque Ranch, Blue Stone Ridge Ranch, and Blue Stone Ridge Ranch East, the result would be dwelling unit counts (+/- 2500 aggregate) well in excess of the 1,372 units proposed by Blue Stone Ridge Ranch and the 670+/- units contemplated for Blue Stone Ridge Ranch East. In addition, unlike traditional development, our proposed Ranch Master Plan assures cost effective construction and life-cycle maintenance of access and utility systems, and elimination of inefficient infrastructure systems that are costly to maintain.
